Best CMA software for realtors: how to choose, and when to skip the software

The best CMA software for realtors uses your MLS's closed, active, pending and expired homes, shows every adjustment, and ends in a price range a seller can follow. Below are the six checks we use, how six comparative market analysis tools compare on price and output, and when a done-for-you CMA report beats learning another program.

Full disclosure: AgentCOS sells the report named in this guide, and AgentCOS is owned by Brian Lee Burke. We name other tools fairly, using only what their own websites say. Prices were checked on October 25, 2026 and change often; confirm on each company's page before you buy.

Short answer

Start with what you already pay for: the CMA built into your MLS and, if you are a REALTOR, RPR at no extra cost. Cloud CMA is the common pick for a polished, branded CMA with a live presentation view, and many MLSs include it. MoxiPresent comes through brokerages that use MoxiWorks. HouseCanary sells valuation reports from its own national data, without your MLS. If you would rather send two MLS files and get the finished report back, that is what the AgentCOS Smart Pricing Report is for.

How we judge

Six checks for choosing

“Best” depends on what you need. These are the checks we use, the same for every option, ours included.

  • 1. Your MLS data, all of it

Closed sales plus active, pending and expired listings. Expireds show the prices the market turned down, and most sellers have never seen them.

  • 2. Adjustments a seller can follow

Every adjustment written out, line by line. A number with no math behind it starts an argument at the kitchen table.

  • 3. One honest size measure

Price per square foot on the same measure every time (total finished area, or above grade), never mixed.

  • 4. A range and a plan

A quick-sale price, a recommended list price and the range, plus what happens if the home does not sell in the first weeks.

  • 5. Branded and readable

Your logo and contact on every page, and a PDF or web view a seller can open on a phone.

  • 6. Your time and cost per report

Monthly software is cheaper if you run many CMAs. If you run a few a month, paying per finished report can cost less than your time.

Option by option

What each one is good at

  • Your MLS's CMA. Already paid for. Matrix, for example, lets you enter dollar adjustments by category and calculates the adjusted price; some MLSs add tax-record comps. Steps differ by MLS, and the output is usually plain. Their page
  • RPR. A REALTOR member benefit at no additional cost. Its Next Gen report builder has templates, editable covers and sections you can rearrange, and makes live-link reports that refresh every 48 hours, plus PDFs. Their page
  • Cloud CMA. Builds CMA reports, buyer tours, property reports and flyers from live MLS data, with a Live view for presenting in person or on video. Its site says it may already be included with your MLS membership. Their page
  • MoxiPresent. Part of MoxiWorks, usually provided by the brokerage: CMAs, buyer tours, listing presentations and open house guides. Their page
  • HouseCanary. Publishes its prices: Basic $19 a month or $190 a year for 2 valuation reports a month, Pro $79 a month for 15. It uses its own national dataset rather than an MLS connection. Their page

Honest fit

Where the AgentCOS Smart Pricing Report fits

  • You do not learn software. Send the comps export from your MLS and the subject home; we build it.
  • About 11 pages: the quick-sale price, the list price we recommend and the full range, closed, active, pending and expired competition, a card for every comp and every adjustment written out.
  • Your logo, name, brokerage and phone on the cover and every page. Any market, because the data is your MLS's.
  • $29 a report, delivered within 1 business day.

When to pick something else

  • Not instant. If the appointment is in an hour, use your MLS's CMA or RPR.
  • No live presentation mode or buyer-tour builder. Cloud CMA and MoxiPresent do that.
  • We do not pull MLS data for outside agents; you send the export, because the MLS license is yours.
  • If you run many CMAs a week, monthly software costs less per report. A CMA is not an appraisal.

Questions

Quick answers

What is the best CMA software for realtors?

It depends on what you already have. Your MLS's CMA and RPR (free for REALTORS) cover the basics. Cloud CMA is a common choice for branded reports and a live presentation view. If you want the finished report built for you, AgentCOS builds a Smart Pricing Report from your MLS export for $29.

Is there free CMA software for real estate agents?

Yes. The CMA built into your MLS is included with membership, and RPR is offered at no additional cost to REALTORS. Cloud CMA says it may be included with your MLS membership; check with your MLS.

How much does Cloud CMA cost?

Cloud CMA does not show a price on its own site (checked October 25, 2026). It says it may be included with your MLS membership and is free to try.

What is the difference between a CMA and an appraisal?

A CMA is an agent's opinion of price from comparable homes, used to set a list price or an offer. An appraisal is a licensed appraiser's opinion of value for a lender. A CMA cannot be used to get a loan.

How many comps should a CMA have?

Enough to show the market, usually three to six close closed sales, plus the active, pending and expired homes the buyer will compare against. Match style to style: ranch to ranch, two-story to two-story.

Can I get a CMA report without buying software?

Yes. Order a Smart Pricing Report from AgentCOS: pick the report, add your logo, upload your MLS comps export and the subject home, and get the PDF within 1 business day for $29.
