What's inside

  • The value conclusion: a quick-sale price, the list price we recommend, and the full range
  • Closed sales, active and pending competition, and expired listings the market turned down
  • A detail card for every comparable home: price, days on market, price per sq ft, size, age and how it compares
  • Every adjustment shown line by line, so the seller can follow the math
  • The marketing plan: launch week, showings, weekly report, price review days

What you send

  • Home facts (address, beds, baths, finished sq ft, year built, garage)
  • A REcolorado Full CSV export of nearby closed, active, pending and expired homes
  • Seller name for the cover
  • Your logo, name, brokerage and phone

Use it for: Listing appointments, pricing talks, and any seller asking what their home is worth.

The two MLS files, step by step

Works with any MLS: Matrix, Flexmls, Paragon, Navica, Stellar, CRMLS, REcolorado and the rest. The buttons have different names, but every system has the same two things.

  1. File 1 The comparable homes, as a CSV

    1. Search around the subject home: same property type, about the same size (within 20%) and age, in the same subdivision or within about a mile.
    2. Include every status: Sold or Closed in the last 6 to 12 months, plus Active, Coming Soon, Pending, Expired and Withdrawn. Aim for 15 to 60 homes.
    3. Select all results and choose Export (sometimes Download or Spreadsheet). Pick CSV and the full or all fields layout.
    4. Make sure it has: address, status, list price, original list price, sold price, close date, days on market, beds, baths, square feet (above grade and finished basement if your MLS splits them), year built, garage, lot size, HOA, seller concessions and remarks.
  2. File 2 The subject home

    1. Open the subject home's listing in your MLS (or its last listing) and print it to PDF using the full or agent detail view.
    2. Never listed? Save the county assessor or tax record page as a PDF instead.
    3. Add anything the record misses in the notes: updates, condition, the seller's price in mind.
