Local knowledge
What's different about buying and selling in Illinois
Three layers of transfer tax and Cook County's rotating reassessments shape Illinois deals.
Three layers of transfer tax
Illinois charges $0.50 per $500 (0.1%) and counties may add $0.25 per $500. Home-rule cities can add more: Chicago charges $5.25 per $500 (1.05%) in total, with $3.75 generally paid by the buyer and $1.50 (the CTA portion) by the seller.
Cook County reassesses a third of the county each year
Each Cook County home is reassessed once every three years by township: the south and west suburbs in 2026, after Chicago in 2024 and the north suburbs in 2025. A buyer's tax bill can jump in a reassessment year.
Homestead exemption depends on the county
The owner-occupied homestead exemption cuts equalized assessed value by up to $10,000 in Cook County, $8,000 in the counties bordering Cook and $6,000 elsewhere. Buyers should file once they live in the home.
Flat income tax: 4.95%
Illinois taxes individual income at a flat 4.95%, the rate since July 1, 2017.
