Local knowledge

What's different about buying and selling in Missouri

Mostly private sale prices, no transfer tax and odd-year reassessments. What Missouri clients should know.

  • Sale prices are mostly not public

Missouri has no statewide sale-price reporting. Only St. Louis City, St. Louis County, Jackson County and St. Charles County require a Certificate of Value; elsewhere reporting is voluntary, so MLS data is the main source for comps.

  • No transfer tax, by constitution

Missouri has no real estate transfer tax, and a 2010 constitutional amendment bars the state and local governments from creating one.

  • Homes assessed at 19%, revalued in odd years

Residential property is assessed at 19% of market value and revalued every odd-numbered year. Before raising a home's value more than 15%, the assessor must physically inspect it and notify the owner. Cars are taxed too, so newcomers get a yearly county personal property bill.

  • No state tax on individual capital gains

Since 2025, individuals can subtract 100% of capital gains from Missouri income, including gains on a rental or land sale. The top income tax rate is 4.7%.
