Local knowledge

What's different about buying and selling in Tennessee

No income tax, a buyer-paid transfer tax and county-by-county reappraisals. What Tennessee clients should know.

  • No state income tax

Tennessee doesn't tax wages, and its last income tax, the Hall tax on interest and dividends, was fully repealed starting in 2021. A common draw for relocating buyers.

  • The buyer pays the transfer tax

Tennessee charges $0.37 per $100 of the price as a transfer tax and $0.115 per $100 of the loan as a mortgage tax (first $2,000 exempt). Unlike most states, the buyer pays the transfer tax, and the borrower pays the mortgage tax. Put both on the buyer's cost estimate.

  • Homes are taxed on 25% of appraised value

Residential property is assessed at 25% of appraised value, and the county sets the rate. The Comptroller's example: a $400,000 home has a $100,000 assessed value, and at $2.50 per $100 the tax is $2,500 a year.

  • Reappraisals run on county cycles

Each county reappraises every four, five or six years, so the year a home's value jumps depends on the county. Check the county's next reappraisal year before quoting a buyer's future taxes.
