Local knowledge
What's different about buying and selling in Ohio
Low transfer costs, new property tax laws for 2026 bills and a new flat income tax. What Ohio clients should know.
No state transfer tax: a county fee up to $4 per $1,000
Ohio has no state transfer tax. The county auditor collects a conveyance fee of 1 mill ($1 per $1,000) and counties may add up to 3 mills more, for at most $4 per $1,000 (0.4%), paid by the seller.
New property tax laws apply to 2026 bills
After big jumps in tax bills, Ohio passed a property tax package effective March 20, 2026. HB 335 limits how much unvoted local millage revenue can grow after a reappraisal, and HB 186 changes how school taxes at the 20-mill floor can rise. The changes start with 2026 tax bills.
Homestead exemption for seniors and disabled owners
Owners 65 or older or permanently disabled can take up to $28,000 off market value for tax year 2025 (taxes paid in 2026); new applicants must have Ohio income under $40,000 for 2025. The owner must live in the home on January 1.
Flat 2.75% income tax from 2026
Ohio's income tax became flat in 2026: no tax on the first $26,050 of taxable income and 2.75% above that, down from a 3.125% top rate in 2025. Many cities and school districts add their own income tax.
