Local knowledge
What's different about buying and selling in Oklahoma
Capped homestead values, a senior freeze and a March 15 deadline buyers miss. What Oklahoma clients should know, with a cap cut on the November ballot.
Homestead value can rise only 3% a year
Oklahoma's constitution limits yearly growth in a homestead's taxable value to 3% (5% for other property), and owners 65 and older under a county income limit can freeze it. State Question 847 on the November 3, 2026 ballot would cut the caps to 1.75% and 4% from 2027.
File the homestead exemption by March 15
The homestead exemption removes $1,000 of assessed value from an owner-occupied home's tax, but new owners must file with the county assessor by March 15 to get it on that year's bill.
Documentary stamp tax: 75 cents per $500
Oklahoma charges a documentary stamp tax on deeds over $100 of $0.75 per $500 ($1.50 per $1,000), paid when the deed is recorded.
Top income tax rate cut to 4.5% for 2026
HB 2764 cut Oklahoma's top income tax rate from 4.75% to 4.5% starting in 2026, with brackets of 0%, 2.5%, 3.5% and 4.5%.
