Local knowledge
What's different about buying and selling in Florida
Taxes, condo rules and insurance shape Florida deals more than in most states. What to know, with a vote coming on November 3, 2026.
Homestead exemption and the Save Our Homes cap
For 2026 a Florida homestead can take up to $51,411 off its value: $25,000 off all taxes plus $26,411 off non-school taxes. Once homesteaded, assessed value can rise no more than 3% or the change in CPI a year, whichever is lower, and it resets to market value when the home sells. A buyer's tax bill is often much higher than the seller's.
On the November 3, 2026 ballot: Amendment 3
If 60% of voters approve, the non-school homestead exemption would rise to up to $150,000 in 2027 and $250,000 in 2028; new residents from January 1, 2027 would start at $50,000 and wait four years for the larger amount; and the cap on non-homestead assessment increases would drop from 10% to 5%. Current law applies unless it passes.
Condo inspections and reserve studies
Condo and co-op buildings three or more habitable stories tall need a milestone structural inspection by the end of the year they turn 30, then every 10 years, plus a structural integrity reserve study. HB 913 (2025) moved the reserve-study deadline to December 31, 2025 and lets associations, under conditions, pause reserves after an inspection or fund them with a loan or line of credit. Ask for both reports before a buyer commits.
Citizens Insurance and the 20% rule
Citizens Property Insurance, the state-created insurer of last resort, can write a new policy only when no private insurer will, or when private offers are more than 20% above Citizens' price for similar coverage. Get an insurance quote early in the contract period; it can change what a buyer can afford.
