Affordability
The monthly payment on a median-priced Utah home
$3,135 a month
Principal and interest on $575,000, 20% down, 30-year fixed at 7.24%. A year earlier, the same math came to $2,857: $278 a month more now. On the U.S. median listing it is $2,263.
Taxes, insurance, HOA dues and mortgage insurance are extra; in Utah they can change the real monthly cost a lot from one county to the next. A Total Cost of Ownership report adds them for a specific home.
Local knowledge
What's different about buying and selling in Utah
Sale prices aren't public and primary homes get a big tax break. What Utah clients should know.
Sale prices aren't public record
No Utah law requires reporting a home's sale price to the county, so prices don't show up in public records; the latest bill to change that (H.B. 441) failed in March 2026. Closed prices live in the MLS, which makes MLS-based comps essential.
Primary homes are taxed on 55% of value
A primary residence gets a 45% exemption, so property tax is figured on 55% of market value (up to one acre per unit). Second homes don't qualify, which can make the same house cost much more to carry for an investor than an owner-occupant.
Flat income tax: 4.45% for 2026
Utah cut its flat income tax rate to 4.45% for 2026 (SB 60, signed March 23, 2026), down from 4.5%.
Valuation appeal deadline
Owners who think their assessed value is too high must appeal to the county board of equalization by the later of September 15 or 45 days after the valuation notice is mailed. Buyers who close mid-year should watch for that notice.
