Affordability
The monthly payment on a median-priced Nevada home
$2,612 a month
Principal and interest on $479,000, 20% down, 30-year fixed at 7.24%. A year earlier, the same math came to $2,405: $206 a month more now. On the U.S. median listing it is $2,263.
Taxes, insurance, HOA dues and mortgage insurance are extra; in Nevada they can change the real monthly cost a lot from one county to the next. A Total Cost of Ownership report adds them for a specific home.
Local knowledge
What's different about buying and selling in Nevada
Nevada caps what a primary home's tax bill can rise and limits buildable land. Four things to know.
Primary home tax bill can rise only 3% a year
Under NRS 361.4723, the tax bill on an owner-occupied primary residence generally can't rise more than 3% over the prior year (up to 8% for other property). In Clark County, a sale removes the 3% abatement until the new owner returns the assessor's card to claim it.
Transfer tax: $2.55 per $500 in Clark County
Nevada's transfer tax is $2.55 per $500 of value in Clark County (about 0.51%) and $1.95 per $500 in most other counties. By statute the buyer and seller are jointly liable, so the contract decides who actually pays.
No personal income tax, by constitution
The Nevada Constitution bars an income tax on wages or personal income, so changing it would take a constitutional amendment.
Most land is federal, which limits building
The Bureau of Land Management alone manages nearly 48 million acres, about 63% of Nevada's land. Around Las Vegas, land for new homes generally has to be released from federal ownership first, which shapes new-home supply.
