The monthly payment on a median-priced Virginia home
$2,453 a month

Local knowledge
What's different about buying and selling in Virginia
Buyer-chosen settlement agents, a buyer-beware disclosure and layered recording taxes. What Virginia clients should know.
The buyer chooses the settlement agent
Under Virginia's Real Estate Settlement Agents Act, a settlement agent can be an attorney, title company, title agent, broker or bank, and the buyer or borrower has the right to choose. A seller can't require a particular settlement agent.
Recordation tax plus a seller-paid grantor tax
The state recordation tax is 25 cents per $100, and localities may add a third of that. The seller separately pays a grantor tax of 50 cents per $500, plus 10 cents per $100 more in Northern Virginia Transportation Authority localities. Who pays the recordation tax is set in the contract.
A buyer-beware disclosure
The seller gives a disclosure statement saying the owner makes no representations about condition and the buyer should do their own due diligence (inspections, flood risk, zoning, surveys). If it arrives after ratification, the buyer can cancel within 3 days (5 if mailed). From January 1, 2027 it adds a land-use roll-back tax warning.
Income tax tops out at 5.75%
Virginia's income tax rates run from 2% to 5.75% on income over $17,000, brackets unchanged since 1990.
