Taxes, insurance, HOA dues and mortgage insurance are extra; in Massachusetts they can change the real monthly cost a lot from one county to the next. A Total Cost of Ownership report adds them for a specific home.

Local knowledge

What's different about buying and selling in Massachusetts

Attorney closings, septic inspections and a capped town levy set Massachusetts apart, with a zoning question on the November ballot.

  • An attorney must take a real part in the closing

Massachusetts' highest court held in 2011 that many closing tasks are the practice of law and that the closing attorney must play a meaningful role before, at and after closing.

  • Title 5 septic inspection before a sale

A home on a septic system generally needs a Title 5 inspection within 2 years before the sale (or up to 6 months after, in bad weather, with written notice to the buyer). Only MassDEP-approved inspectors can do it, and the buyer gets the report. A failed system can change the deal.

  • Deed excise: $2.28 per $500, more on Cape Cod

The deed excise is $2.28 per $500 ($4.56 per $1,000); in Barnstable County (Cape Cod) it totals $6.48 per $1,000. It is customarily a seller cost.

  • Proposition 2½ caps the town levy, not each bill

A town's total property tax levy can grow only 2.5% a year plus new growth unless voters approve an override or debt exclusion. Because the cap is on the total, one home's bill can still rise faster after a revaluation.
